Repair & Servicing Contract
INSIGHT
Following ongoing support in the growth of our client’s portfolio, we entered into a long term 10 plus 2 year contract to deliver full maintenance across the energy centre, HIUs, and tertiary systems.
The portfolio now includes over 20 energy centres and more than 5,000 properties. As the developments were adopted and expanded, the requirement was to maintain performance, efficiency, and resident satisfaction across an increasingly complex network.
IDEA
The focus of this project is to deliver a consistent and efficient service across the full heat network, from central plant through to end user systems.
This is supported by a delivery model that allows for growth over time, ensuring resources scale in line with the expanding portfolio while maintaining service quality and operational control.
What the project delivers:
This project delivers full lifecycle maintenance and optimisation of heat networks, covering energy centres, HIUs, and tertiary systems.
It ensures that repairs do not negatively impact network performance, supports efficient system operation, and maintains service reliability for over 5,000 properties.
The contract also provides a platform for long term performance improvement, with the potential for further extension.
OUR SOLUTION
Our approach integrates maintenance, servicing, and commissioning to ensure system efficiency is maintained at all times.
As part of HIU repairs, we carry out a service and recommissioning process to confirm that any intervention supports overall network performance rather than disrupting it.
We have scaled our resource levels over the duration of the contract to match portfolio growth, ensuring consistent support as new developments are brought into operation.
To strengthen resilience, we work with Drummond Heating to provide emergency cover, rapid plant replacement, and temporary boiler solutions through Cross Rental Limited. This ensures urgent works are delivered without impacting planned servicing activities.
IMPLEMENTATION
We allocate engineers the time required to properly service, commission, and optimise HIUs and tertiary systems. This allows for detailed investigation, correct setup of system parameters, and verification of performance against resident demand and efficiency targets. Our engineering team supports regulatory compliance and performance monitoring across the portfolio. This includes overseeing efficiency KPIs, carrying out dilapidation surveys, supporting HNES studies, and identifying opportunities for network zoning.
To enhance reporting and transparency, our compliance team includes a data scientist who works with meter operators, BMS providers, and data integration partners. Together, they consolidate and automate compliance and performance data into a client facing SaaS dashboard. This structured approach ensures the network operates efficiently, remains compliant, and continues to improve over time.
